I think all of you are aware that I'm flying down this weekend to stay at BWV, and see if there or BCV are where we want to buy. If we like BWV, we are leaning that way due to the ability to use the std. view room option.

Now my next quandry...direct thru Disney or via resale? We've been called about a resale that is just about exactly what we want. It is 240 points at BWV with all 2003 points available to use or bank. They are asking $72 per point for this resale, with closing costs being no more than $500. I'd also pay all 2003 maintenance fees since we'd be getting all the points.

When I do the math it appears that in total I'll pay $512 more by doing a resale. I'll have to pay the full years maintenance on the points, where with Disney I believe I only have to pay 1/2 year since the use year would be June. Is that right? Anyway, $512 breaks down to $2.13 per point that we'd be getting those extra 240 points for. Would it be worth it to you? We'd opt to bank those points and use them for bigger accomodations, or a longer stay when we go in 2004.

One concern we had was ROFR, but the resale agent said that offer should go thru at $72 since we'd be paying all maintenance and closing. We want all the paperwork to be complete by November so that we can book a vacation for October 2004. He said he could hold this for me until I get back from my trip, and that it should close by late August. That seems OK unless for some reason Disney does use ROFR.

The resale has a February use year, which isn't a big issue, but we were looking for June ideally.

So what would you do...go for this resale and have an extra years points banked from the start, or go directly thru Disney, giving up all 2003 points, but coming home an owner?

My firstest and bestest piece of advice would be: Buy at the resort you like better! :D

I think that over the next 40 years, that $500 isn't gonna mean anywhere near as much as having those extra 4 months to book at the resort you want to stay at. But that's just my opinion of course. I can make these decisions very easily when it's someone else's money I'm talking about. :roll:

You'll just have to take this weekend and see which of the two you like better. For us it would be a quick decision. We haven't stayed at the BCV yet, but just love the BW to pieces, being closer to the restaurants and clubs, etc. But that's us. I don't think you can go wrong here either way you decide, especially if the difference is only $500.

Thanks, Paul. Resort "feel" means the world to me. We'll definitely buy where we like best. I'm mainly now trying to decide whether we'll buy that resale or direct from Disney if we happen to like BWV best. The $500 difference is the difference between buying 240 points direct from Disney using Magical Beginnings vs. buying the resale with 240 points currently available.

If we decide to go with BCV...we'll definitely be doing that thru Disney as there isn't much on the resale market for that resort yet.

I don't have much insight other than those 240 points need to be banked by July 31 to bank all 240 into 2004. Just a heads up!

Don't you typically travel in the fall? Having a travel date AFTER your 100% banking deadline could prove painful if you ever had to cancel a trip. It would be too late to bank 100% of your points so a certain percentage would have to be used before that next February. Just another thing to consider...

Its never easy! Its great that they will hold the resale for you! You might be a new DVC owner before I even get home! At least the ball will probably be rolling! :D How exciting!!

As for the resale vs. retail - I don't think the package you mentioned is mine so I can offer an objective view.

Make an offer!!!! You really shouldn't pay more for a resale than you would directly through Disney. Sellers are aware of the competition and they should know they need to beat Disney.

Hi Shontell! I did have a great time, and really loved BWV. :D I decided that it was the right home for us, and went ahead and bought direct from Disney while I was there.

At the time, it seemed the ROFR was going a little higher than it is now, and I was worried about not having something finalized in time to book a trip 11 months out in November. Disney had the exact use year I was looking for, so I went that route. Now that it seems the ROFR is dropping a little...it seems like an offer on the resale would have been the better deal. :?

It's OK though, we are already thinking of an add on, but need to save up a while to pay cash for it as we did with the first purchase. Please keep sending your e-mail updates! I think I'll be much more comfortable going the resale market for an add on. You always seem to get new stuff and turn it over quickly too. Our ideal purchase would be between 40-70 points in a June use year at BWV. I'm saving my pennies. :D
